INFRASTRUCTURE
Please note: Currently, all power, water, and gas services to Couran Cove Resort are disconnected and the resort is closed.
Many owners are transitioning to off-grid living, installing:
• Solar panels with approx. 10kW battery systems
• Backup generators
• Spear pumps and water filtration systems
• Water storage tanks
Sewerage solutions are currently under investigation by the Body Corporate.
LEGAL INFORMATION
There are ongoing legal proceedings between the resort owners and various Body Corporates. The Body Corporates (property owners) are currently in control and actively working toward long-term resolutions.
KEY CONTRACT CONDITIONS
All contracts for Couran Cove properties will include:
1. Buyer acknowledges all enquiries regarding Body Corporate matters and ongoing legal proceedings have been made prior to signing.
2. Buyer understands potential for future special levies post-contract.
3. Seller is responsible for all levies up to settlement (adjusted at settlement).
4. Buyer indemnifies Seller and Agent post-settlement.
5. Cooling-off period is waived.
6. Property is sold “as is, where is.”
7. 10% deposit with a maximum 30-day settlement.
FINANCE
Currently, banks and financial institutions are not lending on the island unless supported by mainland property as security.
PET POLICY
Body Corporate by-laws permit only approved assistance/comfort dogs, subject to application and approval.
