Springwood CBD is definitely one of the sought-after location in the South of Brisbane region, sitting on Logan Council right on the edge of Brisbane Council. With the arrival of the Busway Station near Woolworths (under 5 minutes from your future apartment building), hop-on the bus at Springwood, hop-off 25 minutes later in the Centre of Brisbane. This 640m2 land is zoned "low to medium density apartments precinct" by the logan City Council, density of 75 dwelling per hectare (=75 dwelling per 10,000m2). So for your information, here is how to calculate how many apartments allowed for this zoning:
1 apartment of 1 bedroom = 0.5 dwelling
1 apartment of 2 bedroom = 0.7 dwelling
1 apartment of 3 bedroom and more = 1 dwelling
75 dwelling for 10,000 m2 = 4.8 dwellings for 640 m2
So for 640m2, 5 dwellings is acceptable.
In clear, for example you could have either of the following:
1. 5 x massive apartments (3 bedrooms and more) = 5 x 1 = 5 dwellings
2. or for example 7 apartments of 2 bedrooms = 7 x 0.7 = 4.9 dwellings
3. or 10 apartments of 1 bedroom for students or short terms accomodations such Airbnb etc = 10 x 0.5 = 5 dwellings
The choice is all yours. The beautiful apartment building you see as photos was designed for 5 businessmen (all friends) who wanted to have their respective families in a safe environment, with entertainment such as swimming pool, gym etc on the roof top, and secured parking/access on ground floor. They did travel a lot, and wanted a safe place for peace of mind. The project never concretised, as they moved to different states, they were lawyers, heart specialists and one architect. The projected building was for 14 residents parking plus 2 visitors parking on ground floor, 2 apartments of 4bed/3bath on level 1 and same on level 2, and the 3rd floor was a large apartment with an architecture home office attached. So total was 5 massive apartments plus Home Office, and a common entertainment area on the roof top (Gym, BBQ area, Sauna, Salt water swimming pool).
