Water Facilities:

• Two bay Colourbond shed with concrete floor.
• 1 x poly tank connected to Colourbond shed.

• Old timber shed on stumps near cattle yards.

Fencing:
• Boundary fences have recently been repaired and sections in very poor condition have been replaced.
• Internal fencing is limited. There is one internal fence between Lot 68 on FTZ37253 and Lot 65 on FTZ37253 and an internal fence through Lot 65 on FTZ37253.

Yards:
Timber cattle yards are located on Lot 250 on FTZ37129 (as shown in Attachment 1). Stanwell will undertake improvement works on the yards in consultation with the new lessee.

Weed Control:
• Scattered Tree pear, isolated Lantana and isolated Chinese elm are present on this property. Stanwell has conducted weed treatment works on these species.
• Isolated Giant rats tail grass (GRT) is present on the property. Stanwell has been actively conducting GRT treatment works on the property.
• Groundsel is present in the northern section of Lot 250 on FTZ37129 around Meandu Creek.

Biosecurity:
Last cattle removed from this property June 2024 were identified as having cattle tick. Destocking is an accepted eradication program for infested land. Information about the destocking process is outline in the Biosecurity Management - Cattle tick process attached.

Soils:
The following soil types are present on this property:
• Undulating to steep hilly terrain on sandstones. Shallow sandy, stony lithosols with some rock outcrops with areas of texture contrast soils with yellow clay subsoils, often mottled (solodics and solodized solonetz). Open forest.
• Undulating to low hilly terrain on sedimentary and metamorphic rocks. Variable depth texture contrast soils with brown or yellowish brown clay subsoils, some stony lithosols and brown/grey cracking clays. Woodlan.
• Flat to slightly undulating plains of recent alluvia. Deep, dark cracking clays (black earths and alluvial soils), minor areas of texture contrast soils with brown or yellowish brown clay subsoils. Grassy open woodland.

CONDITIONS OF LEASE
As per terms and conditions of the attached Draft lease agreement and any additional Special Conditions as required by Stanwell Corporation Limited, not limited to those identified in this document.

TENURE:
Stanwell Corporation Limited may grant tenure of up to 5 years for the lease, structured as required (eg. 3 year + 2 year option), depending on the proposal submitted by the successful applicant. The tenant should clarify their preferred tenure in their submission.

Note: Clause17.5 of the Lease agreement permits Stanwell to terminate the agreement without any reason or because the Premises or any part of the Premises is required by it by giving the Lessee a written notice requiring the Lessee to vacate the Premises by the date set out in the notice, which must not be less than the period set out in the Item Schedule. Stanwell would provide a 6 month termination notice.


ADDITIONAL SPECIAL CONDITIONS:
The buildings located on site, excluding the piggery, are available for the successful applicant's use, although Stanwell does not warranty their condition or suitability and in the event that any are unusable or sustain any damage or destruction during the lease period Stanwell may choose to not replace them.

Biosecurity management - Cattle tick

This property is located within a cattle tick free area but has been placed on the restricted place register by Biosecurity Qld due to the detection of cattle tick during the removal of cattle in June 2024. The following information from Biosecurity Qld outlines requirements of a Destocking program for infested land.

SELECTION PROCESS:
Stanwell Corporation Limited will make an assessment of the "Expressions of Interests" received with respect to the criteria above. Once a final agreement is reached with the successful applicant Stanwell Corporation Limited will notify all parties that have submitted an "Expression of Interest".

Note: All sheds are supplied as is where is with no guarantee of their condition or future maintenance.
